- A valid and current Gas Safety certificate issued by a GAS Safe engineer
- Smoke detectors must be installed in all properties built since 1992
- Electrical appliances must be safe – although it is not current legislation to have a electrical safety certificate

Other mandatory requirements
- A valid Energy Performance Certificate (EPC)
- Your property must have buildings insurance (if mortgaged)
