Most of our properties are let on an Assured Shorthold Tenancy Agreement (AST), this agreement is designed to protect both the tenant and the landlord. We try our best to provide our expert advice and guide you through the complete lettings process. There are however some essential things that we would recommend and make you aware of.

Deposits As part of a recent overhaul in how landlords and agents manage deposits, all property deposits must now be held in an approved deposit protection scheme.   

 

Data Protection Act Your personal data is confidential. As part of the data protection laws, agents and landlords are not allowed to share your personal data with any third parties unless you provide previous consent or opt into any local agreements with agents and landlords.   

 

Insurance The landlords buildings insurance will not normally cover your contents. We highly recommend you take out tenants contents insurance to protect your possessions.   

 

Guarantors If you are unable to provide sufficient documentation for security, you may need to to provide a guarantor who is liable for any default in rent payment.   

 

Council Tax Tenants are responsible for paying council tax. There are of course exemptions, such as students and tenants that qualify for council tax rebates.   

 

Utilities Tenants are normally responsible for paying the bills related to a tenancy.   

 

Reposession Landlords must follow the correct process for obtaining a possession order for the eviction of tenants. If you have been served a notice via either a ’section 8′ or a ’section 21′ we recommend you contact a solicitor for legal advice.   

 

Inventories Inventories are an essential part of the tenancy process, carefully check the wording on any inventories – this could save you money during the checkout process.   

 

AST Assured Shorthold Tenancy agreements are the standard agreements that set out both your and the landlords obligations for any tenancy – they are designed to protect both you the tenant and the landlord.
